About rent receipts for HRA
A few practical points before you submit.
When is the landlord PAN required?
If your annual rent exceeds ₹1,00,000 (monthly rent above ~₹8,333), you must furnish the landlord's PAN to your employer to claim HRA exemption.
If the landlord refuses or doesn't have a PAN, get a written declaration in Form 60. Without PAN or Form 60, the employer will tax the full HRA at TDS time. You can still claim the exemption while filing your ITR by attaching documentation.
Revenue stamp — do I need one?
Under the Indian Stamp Act, a ₹1 revenue stamp is required only if the receipt is for cash payment exceeding ₹5,000.
For bank transfer / NEFT / UPI / cheque payments, no revenue stamp is required. Most employers accept bank-transfer receipts without revenue stamps; bank transfer is also better evidence in case of scrutiny.
How many receipts should I submit?
Most employers ask for monthly receipts covering the period you're claiming HRA — typically the full financial year (12 receipts) or just the months you actually paid rent.
Some employers accept a single annual receipt. The generator on this page produces one receipt per month between the From and To dates you select — pick April-March of the relevant FY for full coverage.
Paying rent to parents?
You can claim HRA on rent paid to parents, but the arrangement must be genuine. Best practices:
- Pay by bank transfer (not cash) so there's an audit trail
- Keep a written rental agreement
- Your parents must declare the rental income in their tax return
- The property must be legally owned by your parents
The IT Department scrutinises these arrangements; missing any of the above can lead to the deduction being denied during assessment.
What if I share a flat?
If you share a flat with co-tenants, claim HRA only on the portion of rent you actually pay. The receipt should mention your share. If the rent agreement is in one tenant's name, the others may need a co-occupancy certificate or a note from the lead tenant.
Keep proof of your share via bank transfers to the lead tenant or the landlord.
